Our Commission Plans for Sellers

Home@Ease offers sellers two commission plans both of which offer thousands of dollars in substantial savings over traditional real estate commissions and if you are selling your principal residence these savings are tax free.

Traditionally, there are two types of sales representatives involved with the selling of a home; the buyer’s sales representative and the selling or listing sales representative.

The seller traditionally pays 5% of the total selling price of their home to these two sales representatives in the form of commission where usually 2.5% goes to the listing sales representative (the agent you have selected to help market and sell your home) and 2.5% to the buyer’s sales representative (the agent bringing in the buyer).

What has changed in Real Estate brokerages?

Before, the general public did not have direct access to homes listed for sale and had to employ a real estate agent. The general public now has access to Realtor.ca where all homes, condos etc are listed and the general public can now perform their own searches for suitable properties and properties of interest.

Seller’s agent receives $395 and the Seller can decide how much Buyer’s agent commission (if any) they will offer when they list the property for sale.

Sellers receive MLS, professionally installed yard sign, Internet advertising, and more. However, the Sellers have to do much of the work themselves. The Seller’s decide how much the Buyer’s agent commission (if any) they will offer when they list the property. Only when the Seller’s house is sold do the Sellers pay any commission to any agent who may have sold their home. Sellers pay no commission if they sell the home themselves. Buyers and Buyer’s agents will be calling Sellers directly for information and Sellers will be responsible for showing the house, doing any open houses, marketing, follow up, negotiations, etc. Sellers on the $395 plan can switch to the 1% Full Service plan at anytime and if the property sells the $395 fee is reimbursed to the Seller on closing.

Home at Ease listing agent receives 1% for listing the Seller’s home for sale and the Seller’s decide how much the Buyer’s agent commission (if any) they will offer when they list the property. With the 1% plan, the Seller enjoys Full Premium MLS Service, savings, and the entire process is handled by the Home at Ease agent.
