What is the Affordable Home Ownership Program?

The Region of Peel’s Home in Peel Affordable Ownership Program is designed to provide low-to-moderate income residents who are currently renting a unit with the opportunity to qualify for down payment loan assistance.
This program will assist eligible applicants who have a total gross (pre-tax) household income of$80,000 or less to purchase a home in the Region of Peel (Brampton, Caledon or Mississauga) that does not exceed a purchase price of $280,000.
Participant Eligibility
- Applicants must be 18 years of age or older
- Applicants must not own or have an interest in another residential property in Canada or elsewhere
- The home must be the sole and principal residence of the purchaser
- The applicant must currently be renting and looking to buy a sole and principal residence
- The applicant must have a total gross (pre-tax) household income not exceeding $80,000
- The applicant must be able to obtain a mortgage pre-approval from a Canada Mortgage and Housing Corporation (CMHC) approved and insured lender and must submit it with their application
- Participants may not include anticipated rental income from a portion of the property in order to obtain a mortgage
- The applicant must be able to pay all additional closing costs
- The applicant must supply all necessary documentation to the Region of Peel
Eligible Homes
Due to unpredictability of closing dates, new homes will not be eligible for purchase under the Home in Peel program.
Participants may purchase:
- resale detached homes
- semi-detached
- row homes
- town (condominium or freehold) stacked homes
- high-rise condominium units
Duplex, triplex or mobile homes do not qualify as eligible homes under the Home in Peel program.
For a home to be eligible, it must be modest in size relative to the community, in terms of floor area and amenities, as determined by the province or the service manager.
The maximum house price for program participants in the Region of Peel is $280,000.
The Down Payment Loan
The down payment assistance will be up to $15,000.
Repaying the Loan
The down payment loan is for a 20-year period and no interest is charged if:
- The home remains the sole and principal residence of the owner. The home is not to be rented, leased or sold in the 20-year period.
- On the 20th anniversary date of the agreement, the loan is automatically forgiven provided there has been no default.
Repayment of the loan is required when:
- The home ceases to become the sole and principal residence of the owner.
- The home is sold before the 20-year affordability period.
If during the 20 year affordability period, the property is resold, transferred, or otherwise disposed, and an appreciation in value is incurred, the purchaser will be required to pay back to the Region of Peel the loan and 5% of the appreciation.
If the home is sold for less than the original purchase price, the owner does not pay appreciation and the principal is forgiven (the sale must be at fair market value and must be an arm’s length transaction).
Other Costs for the Purchaser
The purchaser is expected to pay the following:
- Closing costs
- Inspection of the home prior to firm offer of purchase and sale
- Lawyer’s fees
- Land Transfer Tax
What is Needed to Qualify for the Home in Peel Program?
Interested applicants must complete the application form (PDF 333 KB, 8 pages) and provide all supporting documentation and return it to the Region of Peel.
As funding for this program is limited, participants are selected on a first-come, first-serve basis. Once an application is received, a letter confirming eligibility will be sent within 15 business days. There is no wait list for this program; once all funding has been allocated, all remaining applicants will be notified by letter that the program has ended.

House Prices Rise in Toronto, Vancouver and Montreal

Price increases in three major Canadian housing markets pushed the Canadian Real Estate Association’s home price index higher in January following declines in each of the two previous months.
The index rose 0.27 per cent from December, driven by stronger results in Montreal, Toronto and Vancouver.
The gains were offset by softer sales in Calgary and B.C.’s Fraser Valley region, the other two markets that make up the index.

Q – How long has Home@Ease been in business?
A – The company has been in business since 2000 and our Broker and Agents are all very experienced. We sell hundreds of homes each year, many of them within days of being listed. We have many satisfied sellers who gave their testimonials which can be viewed on our website.
Q – The large franchise companies have larger market share and company brand.
A – When it comes to selling your home, market share or company brand doesn’t matter because 90% of the homes are normally sold through another co-operating broker. As long as the cooperating broker earns the same (2.5%) commission as the other listings most buyer agents don’t care which properties their customer buy because they earn the same commission.
Q – How many houses has Home@Ease sold?
A – We have sold thousands of homes and sold Billions of dollars in real estate. We invite you to our website to view actual testimonials from our many satisfied sellers. While providing Great Savings, our “Premium Service” and Results are as good as the very top producers in the city. But in the end how many homes we’ve sold doesn’t matter once we’ve demonstrated competence, and our numbers plus client testimonials clearly demonstrate not just competence but excellence. It is rare for a real estate broker to have so many strong testimonials.
Q – Home@Ease doesn’t have as many sales reps as the large franchise companies.
A – The number of agents in the franchise doesn’t matter because 90% of the homes are normally sold through another cooperating broker. All agents within an office compete against each other anyway and they have no incentive to sell their own company listing. We have all the agents in the city working with us in selling your home since many of our sellers offer 2.5% commission for the buyers’ agent.
Q – Won’t some Agents try to boycott Home@Ease Listings.
A – All MLS properties are posted on the Internet so agents no longer control what properties the buyers can see. In fact, the trend has been that buyers are going directly to the listing agent because they want to save the 2.5% that normally goes to the buyer’s agent. The other benefit is that your property now has agents and buyers both looking at your property, which translates to more activity and perhaps a higher price. In addition, Home@Ease always advertises the property address in all our marketing including the Internet so we make it easy for buyers to find your home. The truth is more competitive brokers have helped sell more Home@Ease listings per year as time goes by. The reason is obvious. They still get their 2.5% if they find a buyer.
Q – A larger office with many agents will help sell the home faster because those agents work together.
A – Agents from the same office are really competitors, and they don’t care whose listing they sell because they make the same amount. You have approximately 30,000 agents in the Greater Toronto Area (GTA) working for you to sell your home when you list with Home@Ease, so a few tens or even hundreds within one office are not significant.
Q – The other agent says they’ll sell for more money than Home@Ease.
A – In the past there was a broker who in fact made that claim in an advertisement, but they’ve been told by the real estate ethics committee that it is untruthful and unethical to make such a claim. It’s unfortunate that some agents still make this claim. The truth is Home@Ease is more likely to get you a higher final sale price because of our Great Savings and Premium Full Services. At the same time, we can guarantee you will save on the commission with Home@Ease. Ultimately the market dictates the final sale price. Our goal is to advise you properly so you will attract a lot of buyers who want to view your home.
Q – Some agents do a lot of advertising of their listings
A – The majority of the buyer traffic (over 90%) comes from the MLS system because sellers are offering 2.5% to the cooperating broker. That’s a huge incentive. That’s why these agents cost a lot more and still is not any more effective at selling homes. If you compare you’ll find they have no significant difference in time to sale or sale price. We have Great Savings and Premium Full Services. We choose carefully to focus our money and time on what really counts – generating results, not just appearances.
Q – We don’t see a lot of your signs in the area.
A – Over 90% of the homes are sold through a co-operating broker. Most buyers’ agents are more concerned about the commission paid to the co-operating broker than what home their buyer decides to buy. Most buyers’ agents show the better priced homes first because it’s easier to make a deal instead of showing overpriced listings that need more work in negotiating. So number of signs in the area is insignificant when you understand how the real estate industry operates.

A – REALTOR.ca is a Canadian-based website that consolidates property listings from all REALTORS® across Canada. More simply, it is one of the most powerful tools for selling a home. It gives your property strong national exposure to buyers.
Q – What exactly is the Multiple Listing Service (MLS)?
A – A multiple listing service is a collection of private databases used by real estate brokers who agree to share their listing agreements with one another to locate ready, willing and able buyers for properties more quickly than they could on their own. Brokers earn sales commissions from the sale of properties they listed and properties they help sell as a buyer’s representative. Multiple listing services are organized and operated by professional, licensed real estate agents. So what advantages does a multiple listing service offer to the consumer?
